Preparing a metal roof
A metal roof brings a different set of preparation questions than a membrane does, because the surface underneath the coating isn't a sheet of synthetic material — it's painted or bare metal, with its own way of aging. Elastomeric roof coatings are typically applied over an existing membrane or metal roof to extend its service life and add water resistance, rather than used as a stand-alone waterproofing system on a bare deck, and that principle holds on a metal roof the same way it does on a membrane: the coating extends a roof that's already sound, it doesn't create a waterproof layer out of one that isn't.
Surface prep starts with getting the metal itself clean — chalking paint, mill scale, dirt, and any biological growth all have to be removed before a coating has a real surface to bond to, the same adhesion concern that applies to any substrate. Rust is the issue that's specific to metal, and it has to be treated rather than simply coated over. Active, ongoing corrosion left under a new coating keeps working at the metal from underneath, and the coating film over it eventually shows the rust pushing back through as a stain or a blister, regardless of how well the coating itself was applied, since the corrosion driving that failure never actually stopped underneath it.
Where corrosion has gone past surface staining into actual metal loss, coating isn't the answer at all — that's a roof past the point a surface treatment can address, and it points toward replacement rather than restoration. Distinguishing surface staining from real, structural metal loss is its own inspection step, and it's not always obvious from a quick look at a few feet away. A light surface rust that wipes or brushes off leaves sound metal underneath it, while pitting or a section that has visibly thinned out has already lost real structural material that a coating film can't restore, however thick that film is applied. Getting that distinction right up front, before any product is ordered, is what keeps a coating project from being applied to a roof that actually needed a different conversation.
Fasteners and seams first
An exposed-fastener metal panel is held down with screws set through rubber washers, and those washers do most of the sealing work at each fastener point. Metal panels expand and contract with temperature far more than the framing underneath them does, and every one of those cycles works the fastener slightly — over enough cycles a washer can compress and lose its seal, or a screw can work its way partially out of the panel it's holding down. Coating over a fastener that's already backing out seals the surface without addressing the actual leak path, which is mechanical, not a coating adhesion problem.
Every fastener gets checked before coating starts for exactly that reason: tightened where it's loose, replaced where the washer has failed, reset where it's backed out enough to matter. It's a slower, more deliberate process than simply rolling coating across the open field, but it's also where most of a metal roof's real vulnerability actually lives, far more than the open panel surface sitting between fasteners.
Seams get the same attention, though they're a mechanical detail rather than an adhesive or welded one — on a standing-seam roof the panels lock together at a formed, crimped joint rather than a bonded or heat-welded seam the way a single-ply membrane works. That seam still moves with the same thermal cycling as the rest of the panel, and confirming it's still properly seated is part of the same pre-coating check as the fasteners.
None of this preparation work is visible once the coating is finished, which is exactly why it has to happen correctly the first time. A coating film reads as uniform and finished from a few feet up regardless of what condition the fasteners and seams were in underneath it, so there's no easy way to verify after the fact that this step actually happened, short of pulling the coating back up.
What the coating changes thermally
A metal roof's surface temperature swings more over a day than most other roofing materials, since bare or dark metal absorbs and releases solar heat quickly. A reflective coating changes that: a lighter, more reflective surface absorbs less solar heat to begin with, which narrows how far the panel's temperature actually swings between a sunny afternoon and a cold night.
That narrower swing matters beyond comfort inside the building. Less temperature swing means less expansion and contraction cycling in the panel itself, which is the same movement driving fastener wear covered above — a coated, more thermally stable roof puts less repeated stress on those same fasteners and seams going forward, year over year, than an uncoated one sees over the same stretch of weather. That's a real, practical mechanical benefit sitting alongside the water-resistance benefit any elastomeric coating adds, and specific to what coating does on metal versus what it does on a membrane.
