How much does 2000 sq ft of insulation cost?
We don't quote insulation coverage over the phone, because the number that actually drives cost isn't square footage on its own — it's the insulation type (loose-fill, batt, or spray foam), how much depth is already up there, and how easy the attic is to work in. A cramped, low-clearance attic takes longer to insulate evenly than an open one of the same size. If insulation gaps turn out to be part of what's driving a leak or an ice dam, we'll say so as part of the inspection and scope that work separately rather than folding a guess into a leak repair estimate.
Is ice damming the roofers fault?
Usually not, and it's worth separating the two causes. Ice dams form mainly from heat escaping a warm attic and melting snow on the upper roof, which refreezes at the colder eave — that's an attic insulation and ventilation issue, not a shingle installation issue. Where a roofer's work does matter is the eave flashing and underlayment underneath the shingles: if that detailing was done poorly, the same ice dam does more damage than it should. So the dam itself is rarely the roofer's doing, but how much water gets through it once it forms often comes down to what's underneath.
Will homeowners insurance cover ice dam damage?
It depends on the policy and how the damage happened, so we'd rather point you to your adjuster than guess at your coverage. Sudden interior damage from an ice dam backing water under the shingles is often treated differently than damage a policy considers the result of deferred maintenance. A dated, itemized inspection report describing what we found and when tends to carry more weight with an adjuster than a description after the fact, which is part of why we treat documentation as its own step rather than an afterthought.
How to estimate gutter installation?
A gutter estimate is mostly driven by the linear footage of roofline being covered, the number of corners and downspouts needed to move water away from the foundation, and which gutter material and profile you choose. Roofs with a lot of valleys or multiple roof planes need more downspouts per foot of gutter than a simple rectangular roofline does. We can fold a gutter estimate into a roof visit if water management is part of what's contributing to a leak, but it's priced as its own scope rather than bundled into leak detection.
