Tile is common roofing in warm, dry climates and uncommon here, and that's not a matter of taste — it's a matter of what happens to a porous material through a hard freeze-thaw winter. Clay and concrete tile both absorb some water into the body of the material. In a climate where that water freezes and thaws repeatedly across a winter, the water trapped inside the tile expands as it freezes, and that expansion works against the tile from the inside. A tile that would perform fine for decades in a climate with no hard freeze can spall, crack or flake apart here after a handful of winters if it isn't suited to the cycle it's actually facing.
That's why tile selection matters more here than the tile's country or region of origin. Not every tile carries the same resistance to that freeze-thaw stress — a denser, less porous tile engineered specifically to handle repeated freezing is a different product than a tile made for a market that never sees a hard freeze, even when the two look nearly identical on a sample board. Specifying tile for this climate means confirming the actual freeze-thaw performance of the specific product, not assuming that "tile" is a single category that all performs the same way once it's on a roof.
None of this makes tile impossible here — it makes it a narrower, more deliberate choice than it is in a warmer climate, one where the product spec matters as much as the look. A tile roof installed with the wrong product for this climate can look identical to one installed correctly for the first year or two, which is exactly why that distinction has to be made before installation rather than discovered afterward.
Structural weight
Tile carries the same structural conversation slate does, and for the same underlying reason: it's substantially heavier than asphalt shingle, and a roof structure either was or wasn't built to carry that load. Concrete tile in particular adds significant weight per square of roof area, and clay tile isn't far behind it — neither one is a material a roof structure absorbs without the framing being sized for it.
That means a tile roof, like a slate roof, starts with an evaluation of what the existing structure can actually support rather than an assumption that any roof can take any covering. This is also where a tile roof's pitch matters beyond aesthetics. A steeper roof sheds the water tile is meant to shed more efficiently, and pitch interacts with structural loading in its own way — how weight distributes across the framing changes with slope, which is one more reason a tile roof's structural evaluation has to look at the specific roof rather than apply a general rule across different rooflines.
Underlayment does the waterproofing
A common misunderstanding about tile roofing is that the tile itself is the waterproof barrier, the way a shingle roughly is. In most tile systems, that's not actually how it works. Tile sheds the bulk of rain and snow, protects what's underneath from sun and physical wear, and manages drainage across the roof surface — but the layer actually keeping water out of the house is the underlayment installed beneath the tile, not the tile itself.
That distinction matters because it changes what actually needs to be watched over the life of a tile roof. Tile can last a very long time with minimal wear, but the underlayment beneath it has its own service life, typically shorter than the tile above it, and it's doing work that's completely invisible once the tile is installed. A tile roof that looks flawless from the ground can have underlayment underneath it that's well past its functional life, quietly no longer doing the job the visible tile appears to be doing on its own.
Code requirements for that underlayment layer reflect how seriously it's treated as the actual waterproofing plane. Under the state building code's ice barrier requirement, roofs in areas with a history of ice forming along the eaves need a self-adhered ice barrier membrane extending from the lowest roof edge to at least 24 inches inside the exterior wall line, and on roofs at 8:12 pitch or steeper — a common pitch range for tile roofs specifically — that coverage extends to at least 36 inches measured along the slope from the eave. Because tile roofs so often fall into that steeper pitch range, this underlayment detail is frequently doing more work on a tile roof than it would on a shallower-pitched shingle roof. Why are people removing spray foam insulation?
It's not a universal trend, but there are specific situations where it comes out. Are slate roofs repairable?

Slate that's slipped out of position but is otherwise intact can usually be reset rather than replaced, and even cracked or missing pieces are typically a targeted repair rather than a reason to redo the whole roof, provided matching slate can be sourced. What actually limits repairability on an older slate roof is more often the flashing than the slate itself — flashing failures tend to show up well before the slate does, and that's a repair problem distinct from the slate's own condition.
What is the cheapest but most effective insulation?
There isn't one answer that holds across every house, because the cheapest-per-square-foot option on an easy, open attic floor is a poor fit for a tight, hard-to-access space, and vice versa. Blown-in insulation tends to cover an open attic floor efficiently for the money, while batt or spray products make more sense in spaces that are harder to fill evenly. What matters more than picking a single cheapest material is making sure whatever goes in doesn't compromise the ventilation the roof above it depends on, since insulation and ventilation work as one system rather than two separate decisions.
How much should it cost to repair a gutter?

A tile roof adds a wrinkle worth knowing: water comes off tile in a heavier, more concentrated flow at the eave than it does off a smoother material, so a gutter system undersized or already weakened elsewhere can show stress at a tile roof's edge sooner than it would under asphalt.
